Construction Management (CM) is the de facto procurement method which consolidates
the benefits of integrated team processes, the transparency of the commercial
team’s activities and empowers the client.
As an equitable form of risk sharing, professional form of contract, construction
management offers maximum flexibility for change by the client, with minimum
scope for associated penalties. As a result (CM) is favoured by an increasingly
large number of clients (both large and small) where both speed of commencement
and certainty in the performance delivery of their undertaking is absolute.
There are various forms of (CM) appointment as listed below; all dependent
upon the complexity and deliverables of the project;
Where we work as an effective management agent for the Client to oversee
pre-construction, procurement, construction and post-construction activities.
Within this arrangement the Client (may) actively assist in project management.
Whilst we provide full procurement of package bids and subcontractor appointment,
the Client administers the legal control over all subcontractors.
The fixed price offer provides the client with cost certainty and an agreed
programme from the date of or (in some instances) prior to our formal appointment.
Additionally there is the potential for early involvement of the UrbanIS
appointed project director to assist in the mission critical decision making
process.
This project delivery method balances risk between the client and the construction manager. During the design phase the Client and the construction manager develop a Guaranteed Maximum Price (GMP) or lump sum. The construction manager then manages the contracts and is directly responsible for executing the project.
Our expertise at UrbanIS also extends from construction into the fit-out
and subsequent move management (occupation) stage, offering fixed price construction
solutions and integrated consultancy services. A snag-free fit-out (traditionally,
an almost impossible task) is critical to our clients' business activities
and our constant vigilance during early project stages throughout the fit-out
and occupation period is offered on a client centric approach.
